Cleaning Your Stucco

- Use a garden hose with a spray nozzle—avoid pressure washers which can damage stucco
- Work from bottom to top to prevent streaking
- For stubborn dirt, use a soft-bristle brush with mild dish soap and water
- Rinse thoroughly from top to bottom
Removing Mold and Mildew
- Mix 1 part bleach to 10 parts water (or use commercial mold cleaner)
- Apply with a pump sprayer, let sit 15-20 minutes
- Scrub gently with soft brush if needed
- Rinse thoroughly
- Address moisture source causing growth
Never use a pressure washer above 1500 PSI on stucco. High pressure can blast away the finish coat and force water behind the stucco.
Maintaining Caulk and Sealants
The caulk around windows, doors, and penetrations is your first line of defense against water intrusion. Check it annually and re-caulk when you see:
- Cracks or gaps in existing caulk
- Caulk pulling away from surfaces
- Hardened or brittle caulk
- Missing sections of caulk
Use a high-quality, paintable silicone or polyurethane caulk designed for exterior use. Remove old caulk completely before applying new.
Protecting Stucco from Water
Water is stucco's biggest enemy. Preventive measures include:
- Keep sprinklers from hitting stucco walls
- Maintain gutters and downspouts to direct water away
- Ensure ground slopes away from foundation
- Trim vegetation at least 12 inches from stucco surfaces
- Fix roof leaks immediately
- Address any cracks promptly before rain season
Climate-Specific Tips for San Diego
Coastal Areas (Oceanside, Carlsbad, Encinitas)
- Rinse stucco quarterly to remove salt buildup
- Inspect more frequently for salt-related deterioration
- Consider elastomeric coatings for additional protection

- Monitor for thermal cracks from extreme heat cycling
- Water stucco during extended heat waves to prevent rapid drying
- Check south and west-facing walls more frequently
